I agree: file the LisPendens and the TEDRA as soon as possible and include a cause of action against the Aunt under RCW 11.84.020 the Washington "slayer" statute because signing a Purchase and Sale Agreement for an under market value sale of Grandma's property was financial exploitation of Grandma and violated Aunt's duties under the DPOA. If the Court finds financial exploitation, then the Aunt loses her share of the estate.

I'm pretty sure the TEDRA action would be the most appropriate.  I would file the lis pendens as soon as possible, so that the house does not get "too far down the road."

I represent an heir whose grandmother died and before death her aunt who had POA from the grandmother (her mother) entered  into sale using her POA with her son as buyer for price that was $70000 under assessed valuation. Grandmother died. Aunt who had the POA started probate and in accordance with will was appointed PR
With non intervention powers  she then immediately sold it to the son BY PR deed  with no notice to heirs or crt approval. Now son less than a month later has a sale pending on the property for $300000 more then he paid the estate. I believe I must do a tedra action to set the sale aside or can I do it directly by suing the aunt and her son.  Can I file a lis pendens in the action to set aside the sale so to halt the resale or at least impond the money until matter heard by the court. Any advice or input would be appreciated
