[WSBARP] 90 day notice to sell. Closing early

Listmates,  Client give 90 day notice to sell and has an unsolicited offer buy the property with a 60 day close.  If the new Buyer takes title to the property with the tenant still in it does that void the 90 notice since the new owner is not selling?  Seems the new Buyer is now subject to the mess of trying to get rid of the tenant.  In this case a squatter.  Thoughts??
