[WSBARP] ULD reality check

Hi Kaitlyn,

Yes, they entered lawfully and more than 14 days. I came up with the same
answer you did and gave that advice to the client. They found another
attorney to take it and I can’t figure out what that attorney is thinking,
unless he doesn’t understand how this all works. I like happy clients
better than legal fees that take them no where.

Thanks for getting back to me so quickly.

Sincerely,

Tom

Did they enter the property lawfully? If they did, and they have been there
for 14 days or more, then the Proclamation will apply and the best route I
can see based on the facts is to have the PR issue the 60 day notice to
terminate re: intent to sell (assuming that's the PR's plan). Then you can
file an unlawful detainer and not an ejectment. I'm not convinced an
ejectment will get around the Proclamation's requirements of at least 60
days' notice (now by affidavit).

Estate in Thurston County has 2 squatters remaining on the premises after
landowner died and PR wants them out. Anyone think you can file an
ejectment action and get a Writ of Restitution with the Governor’s
moratorium?
