[WSBARP] Anyone have experience in Unlawful Detainers in Snohomish County?

Hey brain trust -

I've got a UD action in Snohomish County. It's based on a 60 day notice to
sell the Property. None of the occupants are legitimate tenants, they just
kinda "moved in" and there's a lot of suspected drug activity.
Unfortunately, there's not much police action where reports have been
created.

I served a lawsuit after the expiration of the 60 days and the occupants
mailed a hand-written notice of appearance. I've tried to make sense on the
court's website regarding the "how" to set a show cause hearing. It looks
like you can, in theory, motion for the court to set a hearing date that
requires 12 days notice to the defendants PLUS 10 days for the court to
review the motion for show cause and send the signed order. So, I would
have to set out the hearing about a month to be sure that the defendants
are provided with enough notice of the hearing. But, it also looks like the
court requires the parties to "check in" two days before the scheduled
hearing date to see if the court wants oral argument. That seems really
strange given that defendants aren't going to be aware of that requirement.

Aside from my general exasperation that Snohomish County won't adopt online
filing or just follow what King County is doing with regard to these
processes - I'm hoping someone with a lot of experience in Snohomish County
can provide some insider tips and tricks for what appears to be a very
confusing and cumbersome process.
