[WSBARP] Condo Gurus- IS AN ENTIRE APT BUILDING IN ONE " UNIT" RESIDENTIAL OR COMMERCIAL?

A new twist that I am sure the drafters of the statute had not considered.  Client has a commercial property ( retail) with a cluster of tiny homes that he rents out.  He wants to condo the project and sell off the various retail pads and then the cluster of tiny homes as one unit. The condo owner will own all 6 tiny homes, kind of like an entire multifamily building except detached.  Since these are not being sold individually to consumers is it considered investment and therefore commercial rather than residential??  Always something new!  Thanks in advance!
