[WSBARP] Window Non-confirming Egress Issue

Anyone familiar with code issues may have an answer for this one, please
see below the questions from PC

PC is purchasing a house built in 1959. The window sills in bedrooms are
2”-3” higher than code allowed nowadays. Two-bedroom window openings are
also smaller. PC checked with the city that it’s not a problem once we
install CO and smoke detectors. PC's concern is if it may have any hidden
liability issue when the tenant moves in. Or is there any legal clause that
PC may add to the lease to better protect their interest.
