Dear Roger:
You are spot on in your suggestions. I have considered and will, before we have to pull the trigger on litigation, engage in mediation with the occupying brother. Please send me your CV and charges description so I can relay them to my client. Thank you.
Yours truly,

Kerry A. Richards, Attorney

Kerry have you considered engaging a neutral to intervene? Situations like you describe are animated by behavioral health and trauma, not rational thinking. While you get ready for eviction, you should deploy a neutral experienced working this scenario, possibly backed-up with social services assistance.

The compassionate way often turns out to be the most efficient, even if it takes a little longer to achieve results. It is the only method that gives family members a shot at restoring relationship, though at the moment they may not care about that.

Dear Listmates:
I need the referral of an attorney well versed in Seattle, King County eviction litigation. My client is the Executor/Personal Representative in his mother’s estate. One of the heirs, a brother continues to reside in the mother’s former home, located within the city limits of Seattle. The house is the sole asset in the probate and needs to be cleaned out and sold in order to provide for the other heirs as set forth in mother’s will. While I am going to attempt (one more time) to convince the occupying brother of the need for himself and the other heirs to move from the house, that may fail. Financial and other enticements may not work so I need the idea of litigation and removal as a tool to remove the brother. Self-referrals are certainly acceptable. Please contact me so my client can make this choice of representation. Thank you.
Yours truly,
