I have dealt with these matters in King County and in Snohomish County, and they are always problematic.  Some Courts insist on a probate form of resolution, while some will allow a quiet title action and the Court's signature to substitute for the deceased party.  If you don't find someone local to Skagit County, let me know.

Subject: [WSBARP] Seeking referral for Skagit County real property attorney

Trying to find a local real estate lawyer in Skagit County (preferably but not necessarily in the Anacortes area) who can assist a friend with a quiet title matter.  Hoping to find someone with significant experience bringing such claims.  The original grantor, from whom my friend would otherwise need a quit claim deed has passed away.  Thinking a quiet title action would be the most efficient way for the potential client to clear his title, but open to other approaches.
