As a Landlord’s attorney for residential matters, I can tell you that your
friend should expect to have his name on any ULD complaint so whether he
ends up with any liability or not, his name will be picked up by the
Washington Landlord Association and if anyone uses their screening process,
your friend’s name will be picked up. So his rental history is likely to be
negative. He should be as proactive as possible with the Landlord to see if
he can keep out of any action going forward by making an agreement with the
Landlord that he has performed his part of the lease and see if he can get
it in writing.

My lease experience is primarily commercial, but I have a friend with a
residential lease question. He and his long-time girlfriend rented a house.
The lease expires next month. My friend paid the lease through to the end
of the lease period, informed the landlord that the lease would not renew
thereafter, and has moved out; he terminated his relationship with the
girlfriend at the same time.



The girlfriend tells him that she has no money, cannot find a place to move
and that no one can make her leave in the current situation.



My question is whether my friend has any liability for the actions of his
ex-girlfriend for rent after May 31st? He has paid all expenses during the
course of the lease. Does anyone have any suggestions?
