[WSBARP] Residential Lease Question

Jan -

It's very likely he might be on the hook for damages and, potentially,
unlawful detainer. If she didn't assume full responsibility of the lease in
writing, I'm not sure what excuse he would have from either an unlawful
detainer or breach of contract claim. But, I would want to take a peek at
the lease, either way. Did he give official notice to the landlord that he
vacated? If so, there's some argument that they can't successfully claim
he's guilty of unlawful detainer and they would have to sue him for breach
of contract the traditional route. But, until she leaves, who knows what
the damages will be. Due to Proclamation 20-19.1, however, he might have
some protection to try to negotiate a settlement.
