[WSBARP] Request for Reconveyance Without Satisfaction - Referral?

Colleagues,

 

I am looking for some help with a solution and/or a referral.
Self-referrals are welcome.  

 

A foreign entity loaned money that was secured by deeds of trust on four
separate properties located in King County.  One of the properties is being
sold and the entity-lender is willing to release the deed of trust on that
particular property in order to allow the sale to close.  This should be
accomplished by submitting a Request for Reconveyance Without Satisfaction
to the trustee (or substitute trustee).  

 

Here is the issue:  The entity is not near a U.S. consulate so they can't
get the Request for Reconveyance With Satisfaction notarized, Chicago Title
is the current trustee and Chicago Title will not accept anything else.  It
should be pointed out that there is no requirement that the Request for
Reconveyance be notarized at all but Chicago Title requires it because they
are an insurer.  Chicago Title was helpful enough to point out that an
attorney could record the reconveyance under whatever terms they find
acceptance, with or without the Request for Reconveyance being notarized.  I
represent the property owner so I am conflicted out. 

 

So. I am looking for a referral for an attorney that can handle the
reconveyance or another practical solution.  TIA.
