[WSBARP] Service Animal req's for tenants

Listmates,

 

Client owns apartment complex and has recently had a couple tenants
requesting client allow service animals in the units. Complex has a no-pet
policy in general. Client isn't opposed to allowing the service animals, but
would like to know what exactly he can require the tenant to produce to
prove the animal is really needed and approved. I believe the federal law
requires a letter or certification from the ADA or another agency. I also
believe the Fair Housing Act plays a part. Then you have WA law. He has also
been told by other property managers that only a general doctor note is
needed in WA. 

 

I wanted to reach out if other LL attorneys have ran into this and have any
guidance on what is required, so as to avoid tenants potentially taking
advantage of the "service animals" policy without proper authority.
