Jeff,      You can do a deed of trust on the leasehold interest. If the manufactured home is not going become part of the realty, then I am not fully conversant with what you need to do in addition.      What you also need to do is to go to the lessor and enter into a signed, recorded document that insures the lessor will give you notice of a default. If you don't have that, and the lessee defaults on the lease, the lease could be terminated and you would not know it.

A friend plans to sell a single-family house in Eugene, formerly a 
rental but not occupied, her sole real property investment.  A simple 
transaction, I hope, maybe without a realtor.  Any references will be

Listmates,

 

Client wants to loan money so Borrower can purchase a manufactured home
placed on a rented space under a 50 year lease.  Client wants a security
interest in the lease.  To perfect this security interest do you take a
mortgage in the ground lease or file a fixture filing statement?  Your
suggestions would be appreciated.
