[WSBARP] referral - quiet title action Lincoln County lot

I have a client who loaned on a lot in Lincoln County and later received a deed from borrower.
He now has a buyer ready to buy the lot.
Title shows client owns the lot but it is subject to an old (2006) deed of trust that his predecessor took out.  Beneficiary on DOT has been defunct for years.  I have copies of motions to serve by pubication and default against defunct beneficiary from  earlier quiet title actions with other clients.
I need a referral of a firm who can take a look at a title commit. and see what needs to be done to clear that old DOT off.  Probably a quiet title action.
