later received a deed from borrower.</FONT></DIV>
<DIV><FONT size=4>He now has a buyer ready to buy the lot.</FONT></DIV>
<DIV><FONT size=4>Title shows client owns the lot but it is subject to an old
(2006) deed of trust that his predecessor took out. Beneficiary on DOT has
been defunct for years. I have copies of motions to serve by pubication
and default against defunct beneficiary from earlier quiet title actions
with other clients.</FONT></DIV>
<DIV><FONT size=4>I need a referral of a firm who can take a look at a title
commit. and see what needs to be done to clear that old DOT off. Probably
a quiet title action.</FONT></DIV>
