I don’t know if it is true in an estate setting, but sometimes uses of a QCD (gift deed for example) can terminate title insurance that was earlier in effect.

Listmates:
First for me. Father dies testate leaves real property to son in will. No other surviving heirs/issues. Probated will and court order appointed son as PR.
Can someone share with me a Quit claim deed with language that transfer fathers real property or similar to son. Also, do we have to do an excise affidavit in transfer of property.
