[WSBARP] Deed of Trust "Short Form" - what is it?

'Mates, I just came across LPB Form No. 20-05, the Short Form Deed of Trust
(which incorporates by reference a much longer document). I have only seen
and used Nos. 22-05 and 22-05A.

What is the deal with this Short Form? Is it typically used for commercial
transactions? Would there be a downside for a lender using the Short Form
rather than the "standard" DOT, for an empty lot that is zoned residential?
