Erik, You may not need an expert. Read Wilkinson v. Chiwawa Communities, 180 Wash. 2d 241 (2014). Send the Board a copy. Facts may differ, but the point may be the same: one-day rentals are in the eyes of this Supreme Court the same as owner-occupied single family units.

PC owns a vacation townhouse in Jefferson County. PC has rented her unit frequently over the years for short-term vacation rentals, and wants to continue to do so.  Current Board recently adopted a highly restrictive policy toward vacation rentals.  The new Board Policy seems to be in conflict with CC&Rs, which PC says contain liberal rental-rights provisions.  I think client will be best served by someone with strong experience in HOA law.  Any suggestions?  Jefferson County preferred.
