I reserve judgment until you call your local title examiner and ask what is required to insure marketable title.

'Mates, the above is within my comfort zone, but not my historic scope of practice. In other words, this is my first time. So please advise:

1.  Am I a fool for thinking that these aren't too complicated? (Please limit any input here to the "for thinking that..." clause.)

2.  If you have a complaint you might share (debt repaid in full 2009, beneficiary a now-closed estate, unable to produce proof of payment).
