Working on a commercial lease, where a Tenant will be leasing part of a space otherwise used by Owner in commercial operations. T's operation will likely include use of flammable liquids, and an unfortunate event could damage O's facility such that O loses business and business profits.
What's the insurance called that T should get to cover specifically O's business losses? T will get excess liability coverage, name O as additional insured, waive subrogation...but is there an additional rider of some kind that specifically would cover O's lost profits if O is forced to shut down for a while? Or is lost profits generally included under excess liability coverage?
Sincerely,
Eric
