[WSBARP] Departed husband

[Andrew Hay]

I have an estate transferring wife's home to one of her kids as an inheritance.  The husband died first a couple years ago - no will and no community property agreement.
Do we need to do husband's probate to transfer good title?  Will title insure a transfer if all kids agree on disposition of the home without a probate?
