[WSBARP] Real estate project financial consultant

We have a client looking to joint venture on a project with a local (well respected) developer, where our client will contribute the real property to be redeveloped.  The developer has provided a basic proposed joint venture structure and development program, which includes a number of assumptions about costs and values for the entitled and constructed project.

We discussed with the client preparing its own pro forma, to analyze the pros and cons, risk factors and to compare with the assumptions presented by the developer, however neither the client nor its financial advisors have sufficient real estate experience to prepare such a pro forma.

Can anyone suggest a real estate professional that can assist with preparation of a pro forma to allow the client to independently evaluate the deal?  The client is not looking to engage a broker, but rather a fee-based consultant, with an expertise in crunching numbers on a proposed development project in the Seattle area.
