[WSBARP] Evicting tenant/roommate

Listmates -

Is there any special consideration that needs to be given to evicting a renter that is renting a room only in a single family residence?  No lease.  Month-to-month.
Would the eviction through an unlawful detainer action be just the same as a regular rental unit?  Planning to use 20-day notice.

Any wrinkles or issues that folks have run into on these types of landlord/tenant issues?
