[WSBARP] 3 day for rent in September

Landlord-Tenant Question.

I have a client who has a problem tenant they just want out. The lease still
has a ways to run, so they could do a UD on the basis of a ten day (there is
an unauthorized dog) and my client can prove rent in September was paid,
then returned by the bank. Therefore, it seems as though a 3 day would be in
order, but because the obligation is old, could it get kicked out?
