What is escrow advance for it sounds that they want taxes reimbursed as well as insurance and that should come from escrow payments. It sounds like there double dipping

Doug,

On the fees, you would need to know what the Trustee did to get up to such a high number.   As to taxes, you can check online with the county to see if the taxes paid were as represented.  Don't know what "deferred amounts" means.

Closing is tomorrow and the payoff statement just came in from NW Trustee Services. In the past a Notice of Trustee's Sale was initiated that never went through.  The real estate is now in Receivership.  Additional add-ons by the Lender include these charges:
Escrow advance:  $22,490; paid trustees fees and costs $2,990; force placed insurance: $1,944; forced placed tax $3,843; deferred amounts $3,914. Owner is up to date on property taxes. These add-ons throw a monkey wrench into the closing. Of course, no one at the loan servicer will talk to me. Are these charges legitimate?
