Questions for Listmates who do post-foreclosure UDs and commercial UDs:
Recently, the sheriff departments we've been working with have arrived at
the property to do the eviction, and requiring the client provide a rider
to increase the amount of the indemnity bond.
In our experience, the process of obtaining the rider takes 1-2 hours. For
some reason, the deputies my clients have been assigned think it's a 5
minute process, and then get angry with my client as to why they don't have
an instantaneous rider.
So this makes me wonder,
1) How often are you asked to provide a rider (and does it happen in some
counties more than others)?
2) How fast are your bonding companies able to approve that rider?
3) Which bonding companies are you using? (Because we may decide to switch
to a company that can give us a faster turnaround).
Thanks for your insight!
Best Regards,
