well, roger, we are all pretending that these big Banks can give good
title.  The reason I say this is because of the use of MERS by the Banks.
The DOT was assigned to dozens if not hundreds of entities that did not
record their interest in the County records.  But there does not seem to be
a way to repair this situation so we are all pretending that it doesn't
exist.  A starting point is to make sure that a title company will insure
the title without excepting and MERS transfers.

I guess the Bank and title company need to assure you that is is no latent
deficiency or other interest in the property that they might come after.
