[WSBARP] Quiet Title Complaint - fulfillment deed missing

I need to do a quiet title action to  clear up the title for a client who never recorded a fulfillment deed.  Because it is a business dealing with a lender, I can’t just do an affidavit to clear title -   because there is no title company involved.

Can anyone share a complaint quieting title in this fact situation?
