I don’t think your client is entitled to any of the amounts you mention.  There is a case directly on point.  W. T. Watts, Inc. v. Sherrer, 89 Wn.2d 245, 571 P.2d 203 (1977)

I have a client who purchased a home that had been judicially foreclosed upon. The Judgement and Decree was signed in January and gave a 8 month period of redemption.
My clients purchases it at the sale. But unbeknownst to them, the debtor quit claimed their interest to an investment group in June. The investment group is now claiming their right to redeem the property. They gave notice on June 27, and want to redeem by July 15, 2016.

My client obtained a hard money loan and was going to refinance after the redemption period. Unfortunately, they put in 30k for repairs and moved their elderly parents into the home.

I believe they are entitled to the sums they paid for the loan, payments paid during this period and interest. But are they entitled to the sums they paid to improve the property? What about costs of relocating their elderly parents?

I hope to negotiate additional time for them, but does anyone have any insight on what is the normal time line?
