[WSBARP] Commercial UD question

I'm representing a landlord in a commercial unlawful detainer action - 
tenant is more or less current in rent and the action is based on other 
breaches of the lease agreement.  Last week, the tenant deposited his 
rent into the clerk's registry.  Is that really an option for a 
commercial tenant when rent is not an issue in the matter.  Can I ask 
the court to immediately release the funds?
