[WSBARP] One Spouse Creating Life Estate in Title Mobile Home

[Jeff Davis]

H's wife has dementia.  He would like to gift the community mobile home to
his son retaining a life estate in himself and W.  H does not have his W's
power of attorney.  This is a titled home that sits in a 55+ park.  Since
the home is personal property can he do this without W's signing?
