[WSBAPT] QCD near Shelton, Mason County

I know this wasn't asked for but a transfer on death deed (or other
testamentary document) makes much more sense than a gift.   I suspect a
good bit of cap gains taxes would be avoided with a step up in basis.  Of
course if her estate substantially exceeds $3.0M, a gift may make sense.  I
may have a couple of names I can share off the listserv if you'd like who
are closer but not in Shelton proper.
