[WSBAPT] Number of deeds required to transfer property to client's trust where child's name is on the deed

I agree with Joshua that it should be a two-step process. If the single step relies on WAC 458-61A-211, a two-step process would overcome any complications that could arise from 1) how the daughter's name was added to title (as a JTROS or as a tenant in common), 2) who is designated under the RLT as the Trustor, and 3) whether there truly is no change in beneficial ownership.
I suppose that the single step could be done as a gift deed with the REETA gift supplement from both client and daughter into the RLT. Although that might save you a little over $300, it would not appear to be as "clean" a conveyance.

I would do two, but I'm that way. The first would be a gift deed with the REETA gift supplement. The second would be from Client only with the ordinary REETA exemption for transfers into RLT.

Listservees,

Client signed a quit claim deed that added his daughter's name to the title for estate planning purposes. Client now wants to create a revocable living trust and transfer the property to the trust. Can this be done with one deed from client and daughter to the trust or should daughter first transfer her interest back to client via a quit claim deed before the property is transferred to the trust?
