I would do two, but I’m that way. The first would be a gift deed with the REETA gift supplement. The second would be from Client only with the ordinary REETA exemption for transfers into RLT.

Client signed a quit claim deed that added his daughter's name to the title for estate planning purposes. Client now wants to create a revocable living trust and transfer the property to the trust. Can this be done with one deed from client and daughter to the trust or should daughter first transfer her interest back to client via a quit claim deed before the property is transferred to the trust?
