[WSBAPT] Lack of probate aff question

My client's wife died testate a few years ago. Will left everything to H.
No probate was done.

I was going to file a LOPA in King County (where the community property
residence is) before we deed the residence to H's RLT.

However I found out that W was the co-owner of a lot in Lewis County that
she inherited. The lot is worth around $35k.

Can we still do a LOPA in King Co? And what do I do about the other
property - should we also do a LOPA in Lewis Co?
