Jeff,
I cannot recall the specific case but i have done it.  Just draft a PSA between estate and heir for the agreed upon purchase amount. Insert lang acknowledging that purchase price is reduced and that upon completion will be deemed to receive his/her share in full.
Remember excise tax and closing costs need to be addressed between estate and purchasing heir.

Mom passed.  Her two children will share equally.  One wants to purchase the other’s interest in mom’s home by paying $X to the other heir.  How best to structure this?  Is  P & S done with the estate with the proceeds going directly to the other heir and the PR deed going to the buying heir?  Does anyone have a contract, they can share, that does this?
