[WSBAPT] Title for Manufactured Home Question

All,

Sending to RP and P&T lists because this one is a bit of both. And it's a
new one for me.

Client bought a piece of property with a manufactured home on it.  The
title to the land is in the Seller's name but the manufactured home title
(which was never eliminated) is in the name of the person who sold it to
Seller in 1997 (Person X)

Person X died in 2023. No probate and Seller lost touch with X years ago
and has no idea who X's heirs might be.

How on earth can my client get title to the manufactured home on the
property he's trying to buy?  The title company has zero suggestions.
