Sorry. I was not clear that a probate for H had already started, so I cannot do a joint probate.

Michael, Where does the RLT transfer the real property when W dies? One thought is to open a join t probate for H & W and us a PR’s deed to transfer the property directly to where it would go pursuant to the trust agreement. ‍ ‍ ‍ ‍ ‍

H died, and W inherited Real Property. W has an RLT, but W dies before the Property is Deeded to her—the recorder will not allow a direct deed to the RLT.

Is the Process to open up Wife's Probate and Deed H's interest in the Real Property to her (even though she is dead?  Then PR of W's estate to Deed to her RLT?

(Or can you deed to an RLT, which is now irrevocable due to W's death?)
