[WSBAPT] Quitclaim Deed with Reservation of Life Estate

New information: I just found out that the step up would not be great enough for the Grantee to worry about it.  If that were not the case, I would consider recommending using the Transfer on Death Deed.

Mark,

I do not believe the Grantee will get a step-up as this transfer is by gift before death; why not have Grantor do a Transfer on Death Deed, then the Grantee gets a new basis.

Do any of you have an example of such a deed that you would be willing to share?  Grantor wants to continue to live in the property until s/he dies.

When Grantor does die, will the Grantee get a step up in basis?
