Title to houses are in Husband 1's name, although they were purchased while
they were a couple but prior to marriage. Both spouses have contributed
income to the mortgages, and have both worked on fixing up the properties.

Husband 1 wants properties to be considered community property. When
deeding to the joint trust, can I do just one deed from Husband 1 to
Husband 1 and Husband 2, trustees of the RLT? Or do I need to first do a
deed from H1 to H1 and H2 as a married couple?

Also, should I advise them to do a community property agreement, or refer
them to a family law attorney first?
