[WSBAPT] Transfer title of mobile home

I had a probate estate with a mobile on owned land where title had not been eliminated on the mobile. The estate was selling the property. The lender for the buyer wanted title eliminated as part of the closing process, but the DOL would not let the title elimination paperwork be signed by a Personal Representative.

We ended up having the estate deed the property and transfer ownership of the mobile to the Personal Representative, so that HE could eliminate title and close the sale. The DOL was not very user friendly.

In your situation, because the PR is transferring to an individual and no lender is involved, you can transfer title on the mobile and deed the land. The process involves filing a Manufactured Home Excise Tax Affidavit and getting the Treasurer to sign off on it stating that the taxes have all been paid up to date,  then taking the signed Tax Affidavit to the DOL with the title transfer application.

I would advise the PR to go through the process of eliminating title on the mobile if they think that they are keeping it and it won't be replaced by a newer mobile or stick built residence. It saves a lot of headaches on a subsequent sale of the property.

Try the Dep of Licensing website, as mobile homes have a title through the DOL like a car.

Hello listmates:
My client, the PR and only heir, needs to transfer the title of a mobile home and the land it sits on to herself in a probate matter.  The land and mobile home have separate titles.  I obviously can use a PR deed to transfer the land, but I've never had to transfer ownership of a mobile home before.  I'm finding the county's website unhelpful as I try to figure out the procedure.  Can anyone explain to me the process for this?
