[WSBAPT] LOPA question

Hello,

We were doing a PR deed for 2 brothers (1 is PR/our client) for their mom's
property in Skagit County who passed away last year. Title search showed
deceased dad/husband of decedent also still on title (he passed in 2016).
For the LOPA to get the property out of the dad's name and solely into the
mom's first (dad had no will and his estate did not go through probate),
would the grantors be our client and his brother, as surviving
children/heirs of the dad, per RCW 82.45.197(1)(g) and (h), and grantee,
our client, as PR of the estate of his mom?
