Why does the Aunt need to refi? If the existing loan has favorable terms, unless the relatives inheriting aren't living in the property, the lender cannot enforce the due-on-sale clause and force a refi.

Greetings List Mates:
I am reaching out on behalf of the Guardian ad Litem for a 10-year-old whose parent died; the parent's real property goes to him and his aunt.
The aunt needs to refi, and we want the child's name on the property lest it not go to him ultimately.  Neither I nor the aunt's attorney have ever done this.
If you have any knowledge about what the deed should look like, we would greatly appreciate any assistance you could provide.
You can contact me directly if that would be easier.

Also, I will be putting this query out to the solo listserv as well, and so apologize in advance if you receive a duplicate message.
