This is also an issue in San Juan County and has been for a while. I hate to incur over $400 in recording fees for an “Easement and Covenants” or “Well Agreement and Grant of Easement” but at the same time, if you don’t flag that there are also “covenants” or an “easement” in the document then it doesn’t stand out on the title that there are also covenants, or an easement, or whatever is omitted, in the document, and that can be bad for clients.
I just spent over $1,500 in client funds last week recording a handful of documents for cleaning up one boundary situation. Really? I see old documents from not that long ago it seems charging maybe $16 to record.

Same thing in Adams and Grant Counties. We were recording an assignment of a purchaser’s interest under a real estate contract, and the document was titled: “Purchaser’s Assignment of Contract and Deed”. We were told that it would require two recording fees, so we removed “and Deed” from the title of the document and paid one fee.

Just a heads up.
I sent a PR deed for recording. I turned out that decedent owned one half of the parcels and a testamentary trust of a now deceased spouse owned the other half. So on the one deed I entitled it “PR Deed and Trustee’s Deed”. Got a call back that instead of the $205.50 I sent; auditor needed another $205.50 because it was entitled with both labels. Not sure if I had entitled it “PR DEED” only and then in the body of it I listed grantors as both PR’s and Trustee’s whether that would have saved any $411 to record one deed!!
