[WSBAPT] estate planning for two friends who own property together

I have clients that are friends but not married, just friends. They are
two women and own a house together. They have no spouses or children.

They would like to protect their house from medicaid and avoid probate. I
was going to draft wills for them with an irrevocable trust and put the
house(real property) in the irrevocable trust. My question is, should I
draft two different trusts (one irrevocable trust for each of them and then
put their 50% interest into each of their trusts) or one joint irrevocable
trust separate from their individual wills in which they are each other's
beneficiaries? (They want the other to inherit their 50% of the house if
they pass away).

Thanks for any suggestions or comments.
