[WSBAPT] Arizona Probate

Does anyone know whether Arizona has a TEDRA-type statute? Or how best to transfer property there?

Here are the facts:

Decedent signed paperwork to enable her nephew in Spokane to purchase a home with her credit. Nephew made all payments, but home is in decedent’s name. Decedent signed a 2006 Codicil to clarify that she does not have any monetary interest in the home, and bequeaths any interest to nephew.

Decedent drafted new Will in 2007 and leaves her entire estate to her two children. 

Decedent did same thing for daughter in Arizona, allowing daughter the benefit of her credit to purchase a home in Arizona where daughter made payments.

At this point, everyone is in agreement that Spokane house goes to nephew and Arizona house goes to daughter.

What insight might you have for the best way to transfer these assets to the proper recipients?
