Sounds like you are going to have to think about having your client paying
enough of the back taxes to rescue it from foreclosure. Look at RCW
84.56.330; it is complicated.

Hi Listmates,

 

I have just obtained an order granting a motion for summary judgment
allowing me to hold a judicial foreclosure sale on behalf of my client (the
lender).  We are in a serious time crunch, because the county (Pierce) is
about to sell the property at a tax sale because of the borrower's failure
to pay the property taxes.  The tax sale is tentatively scheduled on
11/17/2020.  If Pierce County sells it first, our security interest most
likely would be wiped out.  

 

I don't know how to expedite our own foreclosure process to possibly sell
first, and could really use some advice from someone who's familiar with it.
My client is a private individual who's never foreclosed before, and our
firm doesn't do foreclosures.  It might be easier to refer out the sale
itself.

 

I think I now need to request a decree of foreclosure/order of sale to
present to the sheriff's office so they can proceed with what they need to
do.  But we are having trouble figuring out exactly what to present to the
court. 

 

Anyone willing to answer some questions or possibly take on the sale itself?
