[WSBAPT] community property agreement and out of state real property

Folks Probably an easy answer for you who have dealt with this but t this is a new one to me.  
Client’s wife passed and they have a community property agreement and mutual wills.  They have real property in AZ of some value.  
• Do we need to open an Arizona probate?
• Do we have to open a Washington probate to do so?
• Or, if you know, will AZ recognize the CPA?
