[WSBAPT] Florida property deed question

Hello, list!  I have some clients (three siblings) whose parents (both
deceased) had a life estate in a property in Florida, which passed to the
kids as joint tenants with rights of survivorship. Since there are numerous
properties all over the US, the adult kids have all determined that this
Florida property should go entirely to one of the siblings (let's call him
Bob), rather than to all three.

Question - and I know that this probably has to be generic since it's a
question about Florida law, but is it best practice to file a death
certificate and have the property transferred to the three siblings first,
then to Bob, to keep the record of title clear?

Second question - does anyone know any services that can assist with this
process?  Or should our office risk doing it ourselves and having it kicked
back for errors in the margins, etc.?
