[WSBAPT] Referral - Transfer of California Real Property from Irrevocable Trust to Beneficiary

C is the Trustee of a now-irrevocable trust following parent's death. The
Trust owns a virtually worthless parcel of real property in Southern
California likely worth less than $3,000 (information provided because
we're bargain hunting here) that C wants to transfer to a beneficiary of
the Trust. A referral would be lovely. Anyone who does flat-fee transfers
would be very helpful here. Self-referrals are just fine, but please just
let me know the $ so I can tell C. Thank you.
